Check whether the housing is covered

EPA says the disclosure rule covers most housing built before 1978. It lists exceptions, including certain short leases and housing categories. Read those exceptions before deciding whether your property is covered. Source

Provide the materials before signing

For covered housing, the EPA describes providing its lead-hazard pamphlet, known lead information and available records, plus the required warning and acknowledgments in or attached to the lease. The EPA page links its sample lessor disclosure form. Source

Keep the signed disclosure

EPA instructs sellers and lessors to retain the signed disclosures for three years. Its page also explains conditions for providing the materials electronically. State and local lease disclosures remain separate requirements. Source
